What I like
I have followed this project from the very beginning, when it was still an empty plot. I watched it take shape stage by stage, and now it is in operation. For me it has been a journey, not just a product.
In Ha Long, very few projects are right on the Bãi Cháy seafront and also run by InterContinental under a rental programme. That rarity is also why this is my favourite project.
The apartments are handed over fully furnished to a 5-star standard. Once you receive yours, you can join the rental programme straight away.
What I value most right now is that the project is really in operation. You can go there, stay a night and experience the service before you decide. No need to imagine it from artist’s impressions any more.
What to weigh up
This is a rental-pool product. Each year the owner has 20 nights’ stay; the rest of the time the apartment is run by InterContinental.
The income depends on how well it is actually run. Before you decide, look carefully at the track record of the developer and the operator, and at the terms of the rental contract.
Tenure: the apartments are on commercial and service land, for long-term use, and the title certificate (sổ hồng) is now being issued. I will let you know when there is news.
Who it suits
You want to hold an asset for the long term and let an international brand run it for you.
You want to add a branded property to your collection.
You want to leave the next generation a rare asset, of which only a limited number exist.
Who it does not suit yet
You want to buy and resell within a short time, or you want a second home to use often yourself.
