What I like

Location: the project is at 2 Tôn Đức Thắng, Sài Gòn ward, Ho Chi Minh City, on the site of the former Ba Son shipyard along the Saigon River. Riverside land right in the city centre that also carries a layer of history like this is rare.

Brand: this is Marriott’s first branded residential project in Vietnam, with two lines, Marriott Residences and JW Marriott Residences. It is also presented as the largest branded residential project in Marriott’s portfolio worldwide.

A complete 10 ha urban area: apartments, grade A offices, a shopping centre, La Sen park, a marina, and the Ba Son metro station within the area.

This is a real product, no longer on paper. The Lake tower opened in November 2023, run by Marriott; residents have moved in and received the first title certificates (sổ hồng) from June 2024. In the Sea tower, residents have also moved in and are starting to receive their certificates.

Tenure: the apartments receive a long-term title certificate (sổ hồng).

In the middle of a hectic city, right at its core, there is a place that is private, has a riverside park, and is run to the standards of one of the world’s leading hotel brands. To me that is very rare.

What to weigh up

The management fee of a branded residence in central Saigon is far from cheap. But if you want 5-star international service every day, it is a cost worth what you receive.

The apartments are somewhat smaller than many clients expect. Message me and I will help you choose the unit whose layout best suits your family’s needs.

Who it suits

You want a home in central Saigon with international hotel-standard service every day.

You live in Hanoi and need a base in Saigon when you work there, or you are buying for a child who studies or works there.

You collect branded property and want a unit at an iconic location in the city, where riverside land has almost run out.
