What I like
The first time I went up to Thanh Xuân Valley was in spring. What stayed with me first was not the buildings but the landscape.
Just past the main gate is a space so beautiful it moves you. On both sides of the road, azaleas bloom bright red. Above them is a row of camellia trees with big flowers in full bloom. Higher still, pine trees shade the whole road in.
At that moment I thought: if this were the road home after a stressful day at work, how wonderful that would be.
That is my dream, and I believe it is many people’s dream too.
That day I arrived a little after 8 in the morning. Besides the beautiful scenery, I saw people sweeping the road, a woman trimming the roadside trees, a man driving a water tanker round to water the gardens. I nodded to myself: the landscape here is so beautiful precisely because someone is always looking after it like this.

What to weigh up
I always tell my clients: every beautiful place has something to weigh up.
This is a place to slow down and enjoy. If you have to go into the city for work every day, it may not suit a daily commute. But if you can run your work remotely and only go into the office now and then, this may well be the place you are looking for.
A large resort township takes time to complete. The sub-zones are still being built, so for now the project feels rather “quiet”. As the sub-zones are finished and handed over, a community of residents will gradually form and life here will become fuller. Look carefully at what your chosen sub-zone already has, and what is still being built.
The project suits holding for the long term, living in, or a second home. If you need to turn your money over quickly, think it over more carefully.
Who it suits
In my view, Thanh Xuân Valley suits Hanoi families who want a second home near the city, somewhere to get back to nature at weekends without travelling far.
Far enough for fresh air, close enough to drive up every week. From West Lake (Hồ Tây) it takes me about 45 minutes to reach the project; from the city centre about 1 hour 15 minutes.
It also suits people who want an asset to pass on to their children, and those who need a quiet space to work, think and create.
It is less suited to people who want to buy and sell quickly, or who need a home for a daily commute.
